CANCELLATION AND AMENDMENT DEADLINE
Cancellations must be notified to VANDER Apartments in writing. We have a 14-day cancellation and amendment period. Which implicates that shortening of the stay may affect the nightly rate. If the rent for the upcoming stay is prepaid, the following cancellation that exceeds the applicable rent, will be refunded.
Linköping, Sweden:
Cancellation must be done before 6 pm 2 days before arrival for reservations up to 29 nights. For longer reservations, +30 nights cancellation can be done before 6 pm 14 days before arrival. For changes later than this 100% of the reservation amount will be charged. Shortening of stay must be announced no later than 7 days before the new departure date. For changes later than this, 7 nights will be charged.
PAYMENT
If nothing else is agreed in writing, the total amount for the reservation must be paid within 14 days prior to the arrival date through an online payment link. The payment link will be received by the provided email address. Total amount includes inventory items, such as extra bed, baby cot, parking, etc.
For reservations over 30 nights, we take monthly prepayments. VANDER Apartments have the rights to cancel bookings that are unpaid in accordance to our payment policy.

AGE LIMIT
You must be over 25 years old to be allowed to check-in. A valid ID must be presented and displayed unsolicited.
DEPOSIT
A deposit of 5000 kr may be reserved on the check in day. Any deposit paid to VANDER Apartments will be paid back at departure. Costs related to damages or defects in the apartment caused by the tenant, and its visitors, will be deducted from the deposit.
FORCE MAJEURE
Events outside of VANDER Apartments sovereignty, such as fire, lack of supply, water damage, natural disasters etc. gives VANDER Apartments the rights to terminate the agreement without liability.
CHECK IN
Check-ins from 15:00. Check-out before 11:00. You may request an early check-in or late check-out, but please note that this is never guaranteed. We will do our best to accommodate any requests if availability. We have contactless check in via VANDER APP, check-in machine or key box. In some cities keys are picked up in our offices. The accordingly information that applies to the different cities and areas will be emailed before arrival.
INCLUDED
The price includes government taxes, fees for electricity, heating, Wi-Fi, and cleaning at departure. For reservations over 10 days, we offer weekly cleaning with change of bedsheets and towels.
Linköping, Sweden:
No weekly cleanings included for Town Apartments. Only departure cleaning.
CONTACT
We are available on email and telephone during limited opening hours. Outside customer service opening hours, our security service will handle all calls. They'll assist with any emergencies. All questions that are not urgent have to wait until our manned hours.
ACCESSIBILITY
We do not have an apartment category that is wheelchair accessible. Some of our apartments do have better floor plans. Please contact us in advance to check the availability of these apartments. Elevators are available in all buildings, except in Solli, Oslo.
SMART SENSORS
Our goal is to prevent any discomfort and disturbance to our guests/neighbors and to achieve this, we have employed smart sensors in our apartments. These sensors have capability to measure temperature, humidity and detect variations in sound levels and alert our security company if there is an occurrence of excessive noise during nighttime hours. Please rest assured that the monitoring system is solely intended to prevent undesirable temperatures and poor air quality, ensure a peaceful environment for all guests, and uphold privacy standards while enforcing hotel policies.
VIDEO SURVEILLANCE
For your safety, we use video surveillance in common areas like corridors and the main entrance. The system helps maintain security and prevent unauthorized access. All recordings follow our strict privacy policy, ensuring your personal information is protected. Footage is securely stored and accessed only when necessary, such as during security concerns or to assist law enforcement.
PLEASE NOTE
Extra beds are added for an extra fee per night when the reservation is made for more people than the number of beds. The beds are usually placed in the living area.
We do not offer nor guarantee any specific views.
We have example photos and cannot guarantee a specific apartment. Floor plans may vary within categories.
Parking is available in most cities. It is subject to availability, payable and needs to be booked in advance by email.
GENERAL HOUSE RULES

VANDER Apartments must be notified of the correct number of people staying in the apartment.

The booker is responsible for any unpaid bills from the tenants.

Any complaints must be submitted to VANDER Apartments as soon as the tenant becomes aware of them.

Tenants are responsible for any damage or defects caused by negligent or intentional actions.

Tenants are responsible for keys provided during their stay. Tenants will be charged for damage, loss, or defects in the equipment under this agreement. We charge 500-3000 NOK for a lost key. Please ask if you want to know what applies to your building/keys.

VANDER Apartments is not responsible for tenants' belongings in the apartments.

Do not wear outdoor shoes or other shoes that may damage the floor in the apartment.

All apartments and common areas are non-smoking. Violations will incur a charge of at least 3000 SEK.

No pets are allowed in the apartment unless special agreements have been made with VANDER Apartments.

It must be quiet in the building between 10:00 PM and 8:00 AM. Do not use the washing machine or play loud music after 10:00 PM.

The apartment is not to be used for events or parties.

Turn off or unplug electrical appliances when not in use.

The tenant is responsible for familiarizing themselves with the fire alarm system in the building and how to turn off a false alarm. The cost of triggering a false alarm will be billed to the tenant.

Keep the door locked and windows closed when you are not at home.

The tenant is expected to keep the apartment tidy and remove trash according to the instructions in the apartment. Contact VANDER Apartments if information is missing.

Upon departure, we ask that dishes be placed in the dishwasher and the machine started, and that the trash be disposed of.

If the tenant commits a material breach of this agreement, Norwegian law, or our house rules, VANDER Apartments will terminate the contract, and the tenant is obligated to move out of the apartment. Any activity by tenants supporting criminal actions by third parties will be treated in the same way. Already paid rent will not be refunded.
