Terms & Conditions

PAYMENT 

The full reservation amount must be paid at the time of booking via VANDER’s online payment link, unless otherwise agreed in writing. A booking is not confirmed until payment has been successfully completed. 

The payment link will be sent to the email address provided at the time of booking. The total amount includes any additional services or items, such as extra beds, baby cots, parking, etc. 

 Reservations that remain unpaid after the applicable cancellation and amendment deadline may be cancelled. 

For reservations exceeding 30 nights, monthly prepayments apply. VANDER Apartments reserves the right to cancel any reservation that is not paid in accordance with our payment policy. 

CANCELLATION AND AMENDMENTS 

Unless otherwise specified in the terms of the booking channel used, reservations may be cancelled free of charge until 18:00, fourteen (14) days prior to arrival. Cancellations made after this deadline will be charged 100% of the total reservation amount. 

All cancellations must be submitted in writing to VANDER Apartments. 

A fourteen (14) day amendment period applies. Please note that shortening the length of stay may result in an adjusted nightly rate. If the stay has been prepaid, any amount exceeding the adjusted rental charge following a cancellation or amendment will be refunded. 

  

Linköping & Norrköping, Sweden: 

  • For reservations up to 29 nights, cancellations must be made before 18:00 two (2) days prior to arrival. 

  • For reservations exceeding 30 nights, cancellations must be made before 18:00, fourteen (14) days prior to arrival. 

  • Amendments made after the applicable deadline will result in a charge of 100% of the reservation amount. 

  • Shortening of stay must be notified no later than seven (7) days before the revised departure date. Changes made later than this will incur a charge equivalent to seven (7) nights.

SECURITY DEPOSIT 

A deposit of NOK/SEK 5,000 may be reserved on the day of check-in. The deposit will be refunded after departure, provided no damages or defects have occurred. 

Any costs related to damages or defects caused by the tenant or their visitors will be deducted from the deposit. 

  

SECURITY SERVICES 

Outside office hours, our contracted security company manages emergency calls. Please note that guests may be charged a service fee for non-emergency call-outs. 

  

GENERAL HOUSE RULES 

  • The correct number of guests must be communicated to VANDER Apartments. 

  • The booker is financially responsible for any unpaid charges. 

  • Complaints must be reported as soon as they are discovered. 

  • Tenants are responsible for any damage caused by negligent or intentional actions. 

  • Keys must be handled responsibly. Loss or damage will result in a charge (NOK/SEK 500–3,000 depending on the building and key type). 

  • The primary guest responsible for the booking should normally be 25 years of age or older. Bookings are subject to individual assessment. In certain situations, a refundable security deposit may be required based on a risk assessment (for example last-minute bookings, major events, weekend stays, or local residents). A valid ID must be presented at check-in. 

  • VANDER Apartments is not responsible for guests’ personal belongings. 

  • Outdoor shoes that may damage flooring must not be worn indoors. 

  • All apartments and common areas are strictly non-smoking. Violations will incur a minimum charge of NOK/SEK 3,000. 

  • Pets are not allowed unless specifically agreed in writing. 

  • Quiet hours apply between 22:00 and 08:00. Washing machines and loud music must not be used after 22:00. 

  • Apartments may not be used for parties or events. 

  • Electrical appliances must be turned off or unplugged when not in use. 

  • Tenants must familiarize themselves with fire safety procedures. Costs related to false alarms will be charged to the tenant. 

  • Doors must be locked and windows closed when leaving the apartment. 

  • The apartment must be kept tidy, and waste disposed of according to instructions. 

  • Upon departure, dishes should be placed in the dishwasher, and the machine started, and all trash removed. 

 

FORCE MAJEURE 

VANDER Apartments shall not be held liable for circumstances beyond its control, including but not limited to fire, supply shortages, water damage, natural disasters, or similar events. In such cases, VANDER Apartments reserves the right to terminate the agreement without liability.

CHECK-IN AND CHECK-OUT 

  • Check-in: From 15:00 

  • Check-out: Before 11:00 

Early check-in and late check-out may be requested but are subject to availability and cannot be guaranteed. 

We offer contactless check-in via the VANDER App, check-in machines, or key boxes. In some cities, keys must be collected at our offices. Relevant information for each location will be sent by email prior to arrival.

INCLUDED 

The rate includes applicable government taxes, electricity, heating, Wi-Fi, and departure cleaning. 

For reservations exceeding 10 days, weekly cleaning with change of bed linen and towels is included. 

  

Linköping, Sweden:

Weekly cleaning is not included for Town Apartments (Valla Berså). Only departure cleaning is provided.

ACCESSIBILITY 

We do not currently offer a designated wheelchair-accessible apartment category. Some apartments may have more suitable layouts; please contact us in advance to check availability. 

Elevators are available in all buildings except in Solli, Oslo. 

  

SMART SENSORS 

To ensure comfort and minimize disturbances for guests and neighbors, our apartments are equipped with smart sensors. These measure temperature, humidity, and sound level variations. In case of excessive nighttime noise, our security company may be alerted. 

The system is designed solely to maintain appropriate indoor conditions, ensure a peaceful environment, and uphold privacy standards while enforcing house policies.

VIDEO SURVEILLANCE 

For safety and security purposes, video surveillance is installed in common areas such as corridors and entrances. Recordings are handled in accordance with strict privacy regulations and accessed only when necessary, for example in connection with security concerns or law enforcement requests.

CRIMINAL ACTIVITY 

If a tenant violates Norwegian or Swedish law, or engages in or supports criminal activity, VANDER Apartments reserves the right to immediately terminate the lease agreement. The tenant must vacate the apartment without delay. Use of the apartment for illegal commercial activities, including the sale of services, is strictly prohibited. Paid rent will not be refunded.

IMPORTANT INFORMATION 

  • Extra beds are available for an additional nightly fee when the number of guests exceeds the number of standard beds. Extra beds are typically placed in the living area. 

  • Specific views cannot be guaranteed. 

  • Photos shown are examples only. We cannot guarantee a specific apartment, and floor plans may vary within categories. 

  • Parking is available in most cities, subject to availability. Parking must be reserved in advance by email and is subject to a fee. 

Form 

Material breach of this agreement, applicable law, or house rules will result in termination of the contract and immediate eviction. Additional costs may apply and will be charged to the guest.

We are available by email and telephone during office hours. Outside these hours, our security service handles all calls and will assist with emergencies. Non-urgent inquiries will be addressed during regular office hours.
